Do modular buildings comply with construction regulations (including fire safety) ?

After completion of construction & installation, but before an Instaspace Modular building is transferred to a client, each of our modular buildings are inspected and certified by an assigned certifier, to ensure compliance with all applicable Regulations.
Are modular buildings suitable for residential accommodation (and in particular, are they thermally insulated) ?
Yes – Modular Buildings provided by Instaspace Modular are manufactured to Building Energy Rating (BER) A standard.
Our Modular Buildings are extensively thermally insulated, and they are warm in the Winter and cool in the Summer due to the installation of combined Heating & Air Conditioning Units.
Can residential modular buildings be designed with en-suite sanitary facilities for each bedroom ?
Yes – If the client’s specification requires it, each Bedroom can have its own dedicated sanitary room (WC, shower, washbasin), or, if the client wishes, a residential accommodation block can have shared sanitary rooms on each floor of the building.
How does the installation period for a modular building compare to that of a traditional building ?
Typically, the installation period is half of that of a traditional bricks & mortar building. This is due to the fact that whilst site works are being carried out, the modular building is being manufactured in parallel at the factory, meaning that the site is already prepared when the modular building modules are transported to site.
As an example, in late 2025, Instaspace installed, commissioned, certified, and handed over to the client a 2-storey, 50-bedroom residential accommodation building, with a total floor area of 910 square metres, in a 12-week period from the point of our arriving on the greenfield site.
Are modular residential accommodation buildings secure ?
Yes – modular buildings provided by Instaspace are highly secure. Our modular buildings are constructed with highly-robust structural specifications, and can include full Intruder alarm and access control systems if the client requires it.
Are modular buildings fire-safe ?
Yes – modular buildings provided by Instaspace have a fully-certified fire detection & alarm system (FDAS) installed, in compliance with fire safety regulations. Each bedroom has its own fire detector and audible sounder installed, which are networked back to the main FDAS.
Fire compartmentalisation periods, emergency exit signage, fire emergency pushbuttons, and all door and corridor widths, fully comply with fire safety regulations.
